Roughly 482,000 Calgary residential and business assessment notices are now in the mail.

Property assessments for mobile homes skyrocket

Roughly 482,000 Calgary residential and business assessment notices are nowin the mail.

They are used to determine property and business taxes, and are based on the property market values as of July 1, 2011.

Among the highlights, the value of single residential homes has dropped to $400,000 this year, a decrease of $10,000.

The median residential condominium assessment is also down $10,000 to $240,000.

The city says this year, 62 per cent of residential properties will see a decrease from last year and 38 per cent will see an increase.

City tax assessor Stuart Dalgleish says thereare changes in property assessmentsright across Calgary.

"Probably in the northeast there are some communities where taxes are going down in the zero to minus 10 per cent range, more so than other areas of the city, but really those changes are occurring across the city," he said.

Dalgleish says the typical residential assessment change is down three per cent from last year, but assessments for mobile homes have skyrocketed.

He says assessors researched the mobile home market and the assessment of trailers increased to $42,000 from $27,000 last year .

Dalgleish says that's an average yearly increase of $90.

The city will review assessments until March 5 and property taxes will be mailed in May.
